A third of Aussies retiring with two homes, says AHURI report


ONE in three Aussies are retiring with two homes in their portfolio, prompting experts to argue for a national pension scheme that looked at those with property and those without.

ONE in three Aussies are retiring with two homes in their portfolio, prompting experts to argue for a national pension scheme that looked at those with property and those without.
Latest research released today by the Australian Housing and Urban Research Institute (AHURI) found real estate was playing a greater role in the retirement plans of retirees with more older Australians now holding a second property.
“One quarter of households approaching retirement had a second property in 2002. This grew to 30 per cent in 2014,” it said.

Investment properties and holiday homes were now the third largest component of retirees’ wealth, the report said — up from being the fifth most valuable asset in 2002 — behind equity in the family home and superannuation.
“The report proposes that the Age Pension could be structured over time in a way that makes it more tenure neutral, by adjusting the respective thresholds for individuals or households that do and do not own property.”
It said there were “sound grounds for making significant changes to the treatment of housing in the tax and transfer system” but warned it was unlikely to get widespread support for some of the fundamental changes necessary such as removal of the exemption of housing from the assets means test.

“Rather, reform will need to be incremental, recognising the relative value that home ownership confers and the relative light taxation of it over the life-cycle.”
Report co-author Associate Professor Stephen Whelan from the University of Sydney said in a statement that“retirement income policy and the place of housing in that framework is complex”.
‘It is critical that changes to retirement incomes policy provide sufficient time and guidance for individuals to make appropriate decisions in the life-cycle context.”
‘The guiding principles of tax reform are that it develops a tax system that is fair, promotes efficiency and does not impose high administrative costs on those it taxes. Moreover, in terms of the tax and transfer system, any changes must be sustainable.”

P.T. B.A.L.I.’s research department has recently concluded that in the coming years Asian and Australian baby boomers, within a few hours flight from Bali will choose Bali as their retirement location. 



For example, in Australia it is estimated that 25% of its 25 million population are baby boomers. 

That means there are going to be 6,250,000 boomers seeking less-expensive, more comfortable retirement locations soon. 
According to a recent poll "50 % of Australians are now buying outside of  Australia". Bali will certainly be on their short list.

Add another estimated  1% of the 1,250,000 New Zealand Baby Boomers and Bali may have a huge increase in real estate demand from these two counties alone.

If Bali only receives 1%, of those Boomers that is 6,250 Australian and 1,250 New Zealand baby boomers seeking to buy or lease a Bali home for the next five to twenty years. 

Add to that new demands from the 1 % of boomers from Japan, China, Korea, Taiwan, Singapore and Jakarta who want to retire in Bali that is another 7.5 Million buyers.

You don't have a P.H.D. in Economics to conclude that these new demands on Bali's limited real estate supply will drive demand and prices through the roof the next five to ten years.
