From an apartment by the water to panoramic balcony views: Where you can buy a city centre home for $500,000 in EVERY Australian capital city... but there's one exception
An apartment in the city centre can be bought for $500,000 in most capitals
Exception is Sydney where home buyers have to head 12km west to Lakemba
Half a million dollars buys water view in Brisbane and a panorama in Melbourne
Half a million dollars is enough to buy an apartment in the middle of every capital city except Sydney.

In the New South Wales capital, home buyers on a $500,000 budget have to head 12km south-west of the city to Lakemba and endure a half-hour train ride to work.

The same money buys a Brisbane apartment with water views or a home in a Melbourne tower block that overlooks the city skyline.

In the New South Wales capital, home buyers on a $500,000 budget have to head 12km west of the city to Lakemba (Haldon Street unit pictured) and endure a half-hour train ride to work.

Property price group Core Logic's research analyst Cameron Kusher said Australia's high real estate prices were forcing people into buying units, instead of a house with a backyard, if they wanted to avoid a long commute to work.

'An increasing number of buyers are choosing to purchase more affordable units which offer the ability for owners to live in more desirable suburbs at a lower price point than purchasing a house,' he said.

In Australia's most expensive city, Sydney, apartments already have a median unit price of $740,000.

However, to afford an apartment within 15km of the city, buyers have to go west to Lakemba, which has a median unit price of $435,314, Core Logic data showed.

A two-bedroom unit on Haldon Street near the Lakemba Mosque is selling for $499,000.

MEDIAN UNIT PRICES NEAR THE CITY

Sydney: Lakemba 12km from the CBD, $435,314

Melbourne: city centre, $487,071

Brisbane: city centre, $473,101

Adelaide: city centre, $420,871

Perth: city centre, $419,148


Hobart: West Hobart 1.5km from the CBD, $472,055

Darwin: city centre, $423,989

Canberra: Dickson 600 metres from Civic, $416,393

For the same price in any other capital city, it is possible to buy an apartment in a tower block with city views in the central business district.

In Brisbane's city centre, a two-bedroom unit on Tank Street is selling for $475,000.

It has views of the South Bank entertainment precinct across the Brisbane River for marginally more than central Brisbane's median unit price of $473,101.

In Melbourne, a two-bedroom Docklands apartment with panoramic views of the city skyline is on sale for between $495,000 to $525,000, which is marginally more than the CBD's $487,071 median price.

In Hobart, a two-bedroom unit in an old block at West Hobart is selling for $425,000, which is well the suburb's median price of $472,055 for an apartment just 1.5km from the city centre.

In Perth, an apartment with two bedrooms and two bathrooms is available for $495,000, which is well above the median price of $419,148.

A city unit can be snapped up in Adelaide for well below $500,000, with a one-bedroom South Terrace apartment with panoramic city views on sale for $435,000, which is slightly above the median price for the area of $420,871.

The smaller capital cities are also offering much better value for money than expensive Sydney.

P.T. B.A.L.I.’s research department has recently concluded that in the coming years Asian and Australian baby boomers, within a few hours flight from Bali will choose Bali as their retirement location. 


For example, in Australia it is estimated that 25% of its 25 million population are baby boomers. 

That means there are going to be 6,250,000 boomers seeking less-expensive, more comfortable retirement locations soon. 
According to a recent poll "50 % of Australians are now buying outside of  Australia". Bali will certainly be on their short list.

Add another estimated  1% of the 1,250,000 New Zealand Baby Boomers and Bali may have a huge increase in real estate demand from these two counties alone.

If Bali only receives 1%, of those Boomers that is 6,250 Australian and 1,250 New Zealand baby boomers seeking to buy or lease a Bali home for the next five to twenty years. 

Add to that new demands from the 1 % of boomers from Japan, China, Korea, Taiwan, Singapore and Jakarta who want to retire in Bali that is another 7.5 Million buyers.

You don't have a P.H.D. in Economics to conclude that these new demands on Bali's limited real estate supply will drive demand and prices through the roof the next five to ten years.

The reasons for Australian’s retiring in Bali are numerous. As one long time Australian resident of PT Bali Luxury Villas in Sanur stated, “it just doesn’t get any better than Bali”. The cost of living that is estimated to be over 60 % less than Australia is one of the biggest draws
