Those of you who have followed my blog's, Facebook posts or attended my Bali seminars are well aware that for the past decade I've been predicting that one of the biggest new demands for Bali in the future would be from Baby Boomers retiring in Bali.

Being a Baby Boomer myself I fully understand the needs of my fellow baby boomers.

They are tired of crowded cities with gridlocked traffic, horrific crime, and the cost of living that's 70% more than Bali.

One quarter of the world's population is in my age category.

Within just six hours of Bali is an estimated seven billion baby boomers.

 When they find out that they can purchase a villa here with a long term 80-year lease for the equivalent of $300 USD per month it is a no-brainer.


 Especially when the villa is only 200 m from a lovely beach and five minutes from a hospital in case of health care needs.

Bali To Promote Island As A Retirement Destination

Bali has long welcomed retirees from all over the world, but businesses on the island are looking to actively promote the destination as a place for long-term retirement. 

While many Australians, Americans, and Europeans in Bali have decided to live a decent portion of their retirement on the islands, businesses are looking to develop greater interest in the market. 

The hospitality, tour, and travel company Wiswacon Group, located in Singakerta Village, close to Ubud, are working to promote retirement tourism in the area. When it comes to relocating for retirement, there are many decisions for retirees to make regarding support systems, accessibility, financial resources, social care, and medical support. 
 
The Wiswacon Group is starting to target Japanese tourists who want to spend their golden years in Bali through the establishment of a retirement resort.
The Director of PT Manuk Dewata Internasional, I Dewa Gede Ambara Putra Manacika, told reporters that the metering market for Japanese retirement tourism in Bali is picking up interest. 
He shared that although his company focuses on inviting retirees from Japan, they will welcome retirees from around the world at their new resort.
The Wiswacon Group focuses on development in three areas, construction, real estate, and hospitality. Manacika said, ‘An idea was born to study the possibility of building a real estate project for foreign retirees in Bali’. The group believes that investment in creating retirement villages or supported housing, and nursing homes would be a viable business move in Bali.

Manacika explained that the development of retirement tourism would have a knock-on effect on other sectors, such as the medical sector and the agricultural industry.
He noted that there would be a strong focus on holistic health and well-being, and the development of retirement complexes would require more organic produce, creating more agricultural jobs. He said, ‘They will achieve true health in a long life in a state of happiness, long life’.

Naturally, the development of retirement tourism would require more nursing and social care staff, creating even more well-paying jobs in the private care sector. Manacika shared his thoughts on how the promotion of retirement tourism would bring synoptic benefits. ‘They [retirees] usually live in nursing homes, away from their families. The number could be in the thousands…Retired tourism is in close synergy with environmental and cultural preservation programs’.
In December this year, the Wiswacon Group will welcome its first group of retirees from Japan for an extended stay in Bali. He said, ‘We have prepared the accommodation including all the needs and services needed’.

The Regent of Gianyar, I Made Mahayastra, represented by the Head of the Gianyar Regency Tourism Office, I Made Raka, told reporters that the regency is very happy that the pilot group of retirees will be moving to the area. Raka told reporters that this new potential market is up-and-coming and that the regency hopes many people will choose to stay and even live out the rest of their lives in the area. The announcement of the pilot group of retirees moving to Bali comes just days after the Coordinating Minister for Maritime Affairs and Investment, Luhut Binsar Pandjaitan, confirmed that work is well underway for the development of the 5-10 year digital nomad visa for Indonesia.

He told his audience at the Nusa Dua Convention Center last week that Indonesia will be focusing on developing the visa program for skilled workers in certain sectors and for retirees. He explained that the Department of Immigration is working on promoting Indonesia as a destination for the over 60s by making the visa process more streamlined since their greater spending ability would benefit the country.
Currently, a retirement visa for Indonesia is available for citizens over the age of 55 from 52 countries, including Australia, the UK, the USA, and Japan. 
Retirees must prove that they have sufficient funds to support themselves for the duration of the year-long visa and have medical insurance and other relent paperwork. 

Live in Paradise for 70% Less

 Falling Australian real estate prices coupled with a dramatic increase in the cost of living is encouraging many Australians to moving out of Australia especially if they are semi or fully retired.


 They don't have to go far to reduce their cost of living by as much as 70%.

A recent study that we completed on Australia versus Bali indicates that the cost to live in Bali is 70% less.

Especially housing where you can start with lovely large 2 bderm, 2 bath Bali luxury villa starting as low as $250,000 USD.

  In just the last few months not only Australians but many British, Americans and Canadian like myself are moving to Bali to escape pollution, high crime, and especially the high cost of living.

This has put dramatic increase on the limited amount of available housing especially catering to modern desires.

In  just the past four weeks we've had one of our Bali Luxury Villas sell average of one every week. This is the highest rate of demand we've ever seen in the 20 years since we built them.

One major reason is the new 10 Hectar international tourism medical centre being built just a few minutes up the road from our Bali luxury villas on the board of the Bali Hyatt Regency Hotel.

 

 Sanur Real Estate - Hottest in History:

Anybody that has ever attended one of our seminars, listened to our radio program or read our blogs is well aware that we have been saying “Bali real estate demand is directly proportional to Bali tourist demand”.

 I have also been predicting that Sanur would be the place that a percentage of  the 25% of the population of the world that are Baby Boomers would live in the future.


I named our first Villa Complex Golden Villas because of the Golden Aged Owners and Guests who would be attracted to them.

 Sanur designated as Special Economic Zone.

 Recently the President of Indonesia, fondly called Jokowi, announced here live that over 20 Hectares of land including the Grand Bali Beach Hotel is now designated as a Special Economic Zone.

 What is really exciting is that this special economic zone is within walking distance of our three Bali Luxury Villas complexes

This new  special economic zone will be mostly utilized for medical tourism, primarily for the elderly from around the world.

Boomers from around the world will come here and be treated for everything from a facelifts to cancer treatment at a fraction of the cost in their country. 

The famous Mayo Clinic has decided to be part of this complex.

  If you drive by there right now you will see buildings going up like crazy.

 I am sure they want to produly show this economic miracle to the G 20 leaders and associates when they come here.

Largest Real Estate Boom in Sanur History:

 I have been predicting for years that there would be a real estate boom in Sanur from Baby Boomer Demand.

 It is happening right now. 

There has never seen more demand for Sanur Land, Villas, Homes and even million-dollar 100-million-dollar hotels than  in my 26 years living here.

For example, recently I had a call from one contact who has an owner from Jakarta looking for a hundred million dollar plus hotel in Sanur.

 Later that day I had another contact call me and tell me that he would like to share with me a development plan that is taking place on the Southern Beach of Sanur which will include hundreds of beachside expensive villas and a first-class marina.                                                                                                          Boomers Moving from Crazy, Gridlocked Southwestern Areas:

Then a few days later during a private Bali Hai cruise one person after another told me that they want to move away from Canggu, Kerobokan and even Seminyak because it has just gotten crazy over there with grid lock traffic and a dramatic rise in crime.May be an image of 3 people, people standing and outdoors

 Some of our Villa owners are reporting extraordinary rental prices right now for long-term rentals.

 I am receiving one to three requests every week for long-term rental villas.

 Couple with that there has been a large number of improvements in Sanur restaurants, grocery marts etc. and Sanur is now the place to retire as I predicted.

 I personally along with a lot of seniors have been playing tennis twice a week at the new first class Liga Club which has a gym, six tennis courts, Pool, and other facilities.

2022-2025 - Will be Hottest Rental and Sales Market in History

There is no question in my mind that Bali will continue to be one of the most sought-after destinations in the world. 

If you read TripAdvisor’s report in January of this year, we are ranked fourth.

  I believe we will move up in rankings this year because if you look at our competition, London which is suffering through drought and 40 C Temperatures and Cancun which is almost shut down right now due to Covid-19 we certainly look better.

I will go on out on a limb with a Nostradamus Moment and Predict that for the next 2-5 years Sanur will be one of the top three or five hottest real estate markets of Bali, Asia and even the world as it returns to the 2014 prices for real estate.
